Joliet Remodel: On a tight budget

This was a home built in 1993 and had not had any updating done since it was built. The owners were wanting to list the home for sale and it was in desperate need of an update if it was going to sell. We had a very small budget of $10,000 for the entire home. The floors were a builders grade brown carpet and an orangey faux wood laminate . We ended up replacing all the floors in the home with Allen & Roth laminate Park Lodge Oak .


Once the floors were chosen I wanted to go with a neutral paint to really make the floors pop and make the rooms feel clean and open. Using Pittsburg Paints Silver Screen .








The budget didn't allow for replacing the old orange wood trim or windows so we painted them with a your basic pure white off the shelf paint.


We continued the less is more theme into the bedrooms. We turned the 3rd bedroom into an office so we could leave the family and living rooms open allowing them to feel more grand and spacious. This Persian rug is one of my absolute favs from Target and by Opalhouse it has a classic yet boho feel to it.



In the master I wanted it to have a clean yet fun and laidback vibe . The homeowners did not want a bed frame so we used pictures to frame the long back wall. I decided to add a fun pop of color to the Master. I added a few wall hangings from Hobby Lobby to continue that boho vibe.





In the Master bath we painted the old floor with a tile paint from Home Depot. The tub which was an awful almond color we painted a crisp white using a paint specifically for painting tubs and it turned out beautifully . The floors were a dingy blue and burgundy and just didn't go with the new modern theme. We also painted the old sink cabinet a crisp white. We took out the old standard thin mirror and replaced it with a framed mirror from Homegoods. This is such an easy update to do to any bath. It gives it a custom look with a small price tag.



The guest room we left simple and clean. Pillows and Runner are from Homegoods . Simple black sheers from Kohls frame the window and a Yucca Plant from Home Depot adds a pop of color.




The Living room we decided to leave open so future buyers could picture themselves in the home. We added a mirror and small bench to the mini nook . The mirror really opens up the space by allowing the eye to push that wall back. The bench is perfect for winters day when you need to put on boots . We also spray painted all of the registers in the home to give a bronzed look that blends into the floor.





The Half bath we had planned on painting the original tile since the grout was so dirty . But after 5 hours of bleach and baking soda the grout and tiled cleaned up beautifully and we ended up leaving them. We again painted the sink cabinet and switched out the builder mirror for a framed mirror from Homegoods.



The Kitchen didn't have much to change , the floors had already been replaced and the cabinets had already been painted white. We swapped out the drapes for a buffalo plaid pair from target added a pair of industrial stools . We painted the trim white and swapped out the long blinds for white sheers .


I hope you love how this cute little home turned out. We actually came in under budget! Don't be afraid to put a little work into your home, you can save a ton of money . It's amazing how much paint and flooring can change the entire look of a home.
